Background

TELUS Garden is an exceptional $750-million, 92,903-square meter (1,000,000-square foot) project. It features a 53-floor residential tower that possesses a 1,393.5-square meter (15,000-square foot) space for amenities. The project also includes a 24-floor signature office tower that serves as TELUS Communications’ new national headquarters in the heart of downtown Vancouver. The building is equipped with the most advanced entertainment and communication technology and has earned both a LEED Platinum certification and a LEED Gold certification. Along with its 425 green homes, it is not only one of the more stunning buildings in Vancouver but also one of the most environmentally friendly developments.

During its creation, key decision makers wanted to waterproof the below grade parking area. However, no external membrane could be used as there was an inherent risk that it might tear and that petroleum-based versions would hinder LEED certification.

Solution

To waterproof this impressive design, the decision makers chose to use Kryton’s KIM admixture in the shotcrete that was used for the below grade parking area’s structural walls. Using the 1,600 m3 (2,100 y3) of KIM shotcrete, they were able to waterproof all six levels of below grade parking without worrying about damaging an external membrane, which significantly sped up construction. As a result, construction workers were able to build walls at a faster rate, giving them more time to work on all other aspects of the project. This included the opportunity to use Kryton’s Krystol Waterstop System to waterproof the construction joints, pipe penetrations, and control joints.

Both Kryton products not only ensured a watertight foundation for TELUS Garden but also ensured that the project would earn enough LEED points to achieve its current LEED Platinum and Gold certification.
