When the owner of a multimillion pound luxury home in London’s exclusive Belgravia district wanted to renovate and add a basement, they went to well-known contractor Abbey Pynford for a solution.

However, there were a few obstacles in the way of the owner’s desired construction. Not least of which was that the owner was part of the wealthiest district in the world and close to Buckingham Palace. This prime location meant that any work completed on London’s hereditary estates had to conform to exacting standards and be subjected to rigorous scrutiny and approvals. It also meant that there would be no room for Abbey Pynford to remove the owner’s current home and build the new basement beneath it.

Additionally, the whole project would need waterproofing that would last the life of the concrete.

Solution

Abbey Pynford opted for a top-down basement construction solution with underpinning.

Due to this unique construction process as well as the difficult site and building restrictions, waterproofing was a challenge.

However, undeterred, Abbey Pynford chose Kryton’s Krystol Concrete Waterproofing System as their Type 2 waterproofing in accordance with BS 8102:2009, the code of practice for protecting below ground structures from water in the ground. As a result, they used Kryton’s concrete waterproofing admixture, KIM, to waterproof the basement floor and the lower ground floor and walls. They also used Kryton’s Krystol Waterstop System to waterproof the construction joints.

With Kryton’s flexible and easy-to-use products, Abbey Pynford was able to use their existing design without alterations and keep it safe from water and waterborne contaminants.
