The Elements at Rivers Edge is a 33 million dollar residential/commercial development constructed along the Red Deer River in downtown Red Deer, Alberta. Comprising 110,00 ft2, the 3 building complex will house luxury condominiums and 75, 000 ft2 of office and commercial space. This 34 storey apartment tower in Calgary’s historic Mount Royal Village neighbourhood is the size of a full city block and will contain 223 suits. The project team worked to create a building that is both modern and luxurious while staying true to the neighbourhood. As part of that extensive process, the team considered their concrete waterproofing needs. Bosa has worked with Kryton products on previous developments and based on past superior performance, specified Kryton solutions for all the underground parking and below grade (underground) areas. The team knew that the complete Kryton concrete waterproofing system including construction jointing solutions provides permanent waterproofing for the life of the structure.

Solution

Burnco recommended the use of Hard-Cem for the parkade portion of the project to increase the lifespan of the structure that would be exposed to destructive abrasive wear from vehicle tires containing road sands and salts. Moberg Consulting, the finisher, also proposed Hard-Cem to the owner for its ease of placement and finishing. The owner would benefit from a parkade with full depth hardening, superior abrasion resistance, assuring quality control and potential LEED credits for the facility. When added to concrete, Hard-Cem’s proprietary technology increases the hardness of the concrete paste and reduces fine and coarse aggregate exposure that creates degradation to concrete surfaces. Since it is integral it continues to offer surface wear resistance throughout its life. By increasing the abrasive-erosive service life of concrete, maintenance costs are reduced and replacement of the concrete is substantially deferred.
